Pre-Rental Requirements

 

Thank you for choosing Pioneer Court as your future home. The following information will be needed to process your application. Any missing or incomplete information will delay the application process.

  • Application to Rent must be completed and signed by any applicant over the age of 18
  • Last Years w-2 for all applications.
    • Note: Your accumulated gross income must equal 3 times the amount of rent.
  • Current driver’s license or state issued identification card for all applicants.
  • Social Security card or Tax Identification Number for all applicants.
  • There is a $32.99 application fee per applicant (cashier’s check or money order)
    • Note: This fee is non-refundable.
  • $100,000 Renter insurance policy upon move-in

In the case of park-owned homes, no pets may be acquired within the home without the permission of management.  All pets must be pre-approved in writing by management and be registered at the Park Office.  A pet here is defined as a domestic dog or cat.  Except for small birds, other animals are prohibited.  Non-compliance with pet rules may result in the resident being asked to remove the pet from the Park or in termination of the tenant’s lease agreement.

  1. No more than two pets per household.
  2. Breeding of animals is not permitted. Pets must be contained on your lot unless your pet is on a leash.
  3. Pet droppings on or off the tenant’s lot must be cleaned up immediately by the tenant. Pets are not allowed in common areas.
  4. Guests and visitors are not permitted to bring animals into the park.
  5. Barking, growling, snarling, crying, howling and other noises which disturb other tenants are causes for revoking permission to keep a pet.
  6. Pets shall not be allowed to enter another tenant’s home site, flowerbeds, shrubs, or yard. Each tenant is responsible for complying with all applicable state, city, and county requirements with respect to licensing, vaccinations, and lease laws.
  7. Pets must always be contained properly. Approval of containment (Dog Run, Yard Fence, Shock Collar) is at the management’s sole discretion. We do not allow long-term tethering of the pet.  Management can change the containment requirements at any time.
  8. Dangerous breeds of animals will not be allowed. In the case of dogs, dangerous breeds include but are not limited to Chows, Dobermans, Rottweilers, Wolf-hybrids, German Shepherds, Akitas, Mastiffs and Pit Bulls.  This applies to both full and partial-breed dogs.  No dogs over 35 pounds at full grown are allowed. Management’s decision as to whether any pet is a dangerous breed is final and conclusive, regardless of its breed.
  9. Management has absolute authority to exclude any pet from the park whenever in its sole judgment exclusion is appropriate.
  10. Rental units, if permitted to have a pet, will be assessed a pet fee set forth in their rental agreement.

Occupancy limits:
 Studio — maximum of 2 occupants
 1 bedroom — maximum of 3 occupants
 2 bedroom – maximum of 5 occupants
 3 bedroom – maximum of 7 occupants

Security Deposit is based on Credit Score and History but starts equaling one month rent
